The villas at Amáli Residences are 6,950 sqft, priced at approximately AED 5,500 per sqft. Indicative, subject to availability. They exist for a buyer who wants the plan of a house without the compromise that a house in Dubai usually forces — a move outward, away from the canal, away from the centre, into a community built around a road rather than around water.

At 6,950 sqft a villa here is comparable in area to the largest apartment plans in the towers, and larger than most of them. What it adds is the character of a house: its own footprint, its own ground, its own arrival. What it keeps is the address — the Dubai Water Canal in Al Wasl, roughly eight minutes from Burj Khalifa.

As with every residence in the development, a villa has a private pool. Here the pool belongs to a garden rather than to a terrace, which is the most tangible difference between this plan and the lateral homes above.

The villas are quoted on a rate rather than a headline figure: approximately AED 5,500 per sqft, the same approximate rate that runs across the collection. Indicative, subject to availability. Quoting a rate is the honest way to price a plan of this kind, because the final figure follows the specific villa, its position and its release.

It also makes the villas directly comparable with the rest of the building, which is useful. A buyer weighing 6,950 sqft on the ground against, say, a five bedroom residence from 7,221 sqft at AED 42.7M, or a four bedroom of 4,800–7,800 sqft from AED 27M, is comparing like with like rather than comparing two different pricing conventions. The exact figure for an available villa, and whether one is available at all, comes from the price guide. That is not evasion — availability at this size genuinely moves, and a page that quoted a fixed number would be wrong within a season.

The design

The same four studios, at ground level

Killa Design shaped the development, HBA the interiors, Square M the landscape and AE7 the engineering. On a villa, the landscape contribution moves from supporting role to something closer to co-author: the garden, the pool surround and the planting are what separate a house from its neighbours and give it the privacy a terrace gets from height.

Inside, the interior language is continuous with the towers. Buyers sometimes expect a villa within a development to be specified differently, and here it is not — the same material palette, the same detailing, the same approach to light. What changes is that the plan has a ground floor and a garden to organise itself around.

The villas sit within a scheme of two towers and 48 residential floors, so their setting is a building rather than an open plot. That is the trade: less land than a villa community, in exchange for a canal-front address and a building's worth of shared space.

Everything a villa usually has to build for itself

More than 54,000 sqft of amenities sit across three podium levels — The Social at Level 6, The Club at Level 23, The Retreat at Level 35 — with more than thirty curated experiences, described on the amenities page. For a villa owner these are the facilities that a standalone house either does without or pays permanently to maintain: a staffed spa, an onsen, a padel court, dining rooms that can be booked.

Villas are purchased on the development's single structure: 60% across construction milestones, 40% on completion, a 4% DLD fee payable at reservation, funds held in a DLD-registered escrow account, handover Q4 2030.
