Freehold, open to all nationalities

Ownership at Amáli Residences is freehold and open to all nationalities. That is the first question most overseas buyers ask, and the answer does not carry a qualification: there is no requirement to be resident in the UAE, and no requirement to hold a particular nationality, in order to own a residence here.

Freehold ownership in Dubai is registered with the Dubai Land Department, which is also the body whose 4% fee is payable at reservation and whose framework governs the escrow arrangements described below. Registration is what gives the purchase its standing, and it is the same registration whether the buyer signs in Dubai or from another country.

The development itself is the same proposition wherever you buy it from: two towers of 48 residential floors on the Dubai Water Canal in Al Wasl, roughly eight minutes from Burj Khalifa, with a private pool in every residence. Completing the purchase without travelling

The purchase can be completed remotely. In practice that means the selection, the reservation and the payment schedule are all handled at distance, with documents exchanged electronically and funds transferred internationally rather than in person.

Buyers who are abroad usually work through the floor plates more carefully than buyers who can visit, and that is the right instinct. Because the towers hold sea, city and canal frontage, two residences with the same bedroom count can be quite different homes; the outdoor room, the pool position and the orientation are what distinguish them. Current availability and the plates are sent together, so the choice can be made properly from a distance.

Handover is scheduled for Q4 2030, which leaves a long runway between reservation and completion. Overseas buyers tend to use that time to arrange the completion payment and to visit at their own convenience rather than to a deadline.

Reservation, escrow and what to expect

In general terms, the sequence is short and it is the same sequence for every buyer. A passport copy opens the file. A residence is selected from current availability. Reservation follows, with the 4% Dubai Land Department fee payable at that point. Construction payments then run against the milestone schedule until sixty per cent of the price has been met, and the remaining forty per cent is settled on completion, ahead of handover in Q4 2030.

Buyer funds are held in a DLD-registered escrow account. For an overseas buyer this is the most important structural protection to understand: money paid is held against the project rather than passed to the developer to use at discretion, and releases are regulated in step with construction progress. It is the mechanism that makes paying for a building you cannot stand in front of a reasonable thing to do.

What to expect in documentation is, broadly, identification and the paperwork that accompanies an international transfer of funds. Requirements vary by buyer and by the bank sending the money, so the specific list is confirmed when the file opens rather than assumed here.
