Water drawn through the middle of the city

The Dubai Water Canal runs from Business Bay out to the Gulf, and in doing so it gives the centre of Dubai something the city did not previously have: a stretch of navigable water with the skyline standing directly behind it. Amáli Residences sits on that water, in Al Wasl, in two landmark towers of 48 residential floors.

Al Wasl is one of the older established districts on this side of the city — low, green and residential in character, rather than a new plot released for towers. The canal edge reorganised it: where the water was cut through, a waterfront appeared inside a district that had always been inland. That is the ground Amáli stands on.

Burj Khalifa is roughly eight minutes away. That proximity matters less as a headline than as a daily fact: the business district, the hotels, the restaurants and the airport road are all within the same short orbit, and the address does not ask a resident to choose between being central and being on water.

The frontage

Sea, city and canal, from one building

The two towers are composed so that the three horizons available on this site each have a frontage of their own. The sea reads west, long and open. The city reads toward Downtown, with the skyline as the view. The canal reads immediately below, closer and more intimate, with the water moving through the middle distance.

Because of that, orientation is the first question in choosing a residence rather than the last. Two plans with the same bedroom count can be entirely different homes depending on which of the three they face, and the outdoor rooms — every residence has its own private pool — are drawn accordingly. Which orientations remain available changes as the collection sells, which is why the floor plates are sent with current availability rather than published as a fixed list. The building's own life is arranged in the same way: the amenity programme is spread over three podium levels at Level 6, Level 23 and Level 35, so that the views change as you move up through the shared spaces rather than being fixed at one height. The district

What the surroundings give you

The character of Al Wasl is the reason the address works. This is a district people live in rather than visit: villa streets, mature planting, schools and clinics, small independent food and coffee, and the everyday services that make a place workable rather than photogenic. It has the texture of an established neighbourhood, and that texture is not something a new district can build quickly.

Around it, everything is close. Downtown and Burj Khalifa sit about eight minutes away. Business Bay is at the other end of the canal. The coast is west. The canal promenade itself runs along the water, which gives the building a walkable edge — an unusual thing in this city, and one of the quieter arguments for the site.

The practical result is a home that can be lived in at two speeds. The city is available in minutes when it is wanted; the district is quiet when it is not. For buyers who have looked at the beachfront and at Downtown and found each a little one-sided, the canal in Al Wasl tends to be the answer to why neither felt complete.

The scarcity

Why canal-front land in Al Wasl is rare

Waterfront in Dubai is usually created. The coastline is extended, islands are formed, and the address arrives with the land. The Dubai Water Canal is the opposite case: the water was brought into a district that already existed and was already built. Nothing was cleared and re-planned at scale, which means the canal edge in Al Wasl is a thin line of plots rather than a masterplanned quarter.

A finite edge inside an established, largely low-rise district is a different kind of supply from a new waterfront release. It does not extend. Plots on it come available rarely, and a site large enough to carry two towers, three podium levels and more than 54,000 sqft of amenities is rarer still. That is the structural point about this address, and it is the one worth weighing alongside the numbers.

Those numbers are straightforward. Prices begin at AED 15M, approximately AED 5,500 per sqft applies across the collection, the plan is 60/40 and handover is Q4 2030.
