The smallest home here is still a house in the air
Two bedroom apartments in most Dubai towers are a compromise between what a buyer wants and what the floor plate allows. At Amáli Residences the two bedroom is not treated that way. It is the entry point to the collection, from AED 15M — indicative, subject to availability — and it carries the same defining feature as every other residence in the two towers: a private pool that belongs to the home and to nobody else.
That single decision changes what a two bedroom is. A pool is not something a building can add to a plan late; it has to be structured for, drained, waterproofed and weighted from the beginning. Because every residence across the 48 residential floors has one, the smallest home here was designed with the same ambition as the largest. The terrace is not a balcony with furniture on it. It is a piece of the home that happens to be outdoors.
For a buyer, the practical consequence is that the two bedroom does not read as the version you take when the larger plan is out of reach. It reads as a complete proposition at the smallest scale the building offers, on a canal-front address where scale is normally the only thing for sale.

Two bedrooms, three quite different lives
The two bedroom tends to attract three kinds of buyer, and they want different things from the same plan. The first is the resident couple who want a canal-front address without a house to run — for them the building's shared space does the work a larger home would otherwise have to do. Dinner for twelve happens at The Club on Level 23. The gym and the spa are at The Retreat on Level 35. The home stays the size it needs to be.
The second is the buyer who already owns elsewhere in Dubai or abroad and wants a second residence used for parts of the year. A two bedroom with its own pool is the plan that survives being left and returned to. It is serviceable, it is not demanding, and the building keeps functioning around it whether the owner is in the country or not.
The third is buying the address and the handover date rather than the square footage — entering the development at its lowest price point, on the 60/40 structure, with completion in Q4 2030. Whichever of the three describes you, the questions that follow are the same: which stack, which orientation, which level. Canal on one side, city on the other
The two towers stand on the Dubai Water Canal in Al Wasl, roughly eight minutes from Burj Khalifa, with sea, city and canal frontage. For a two bedroom this matters more than it does higher up the collection, because a smaller plan has fewer aspects — what it looks at is most of what it is.
Al Wasl is one of the few districts in Dubai that is genuinely central and genuinely low-rise. The canal edge is walkable, the neighbourhood around it is established rather than emerging, and the land available for towers of this kind is close to exhausted. That scarcity is the part of the value that does not depend on what happens inside the apartment.
Architecture is by Killa Design, interiors by HBA, landscape by Square M and engineering by AE7 — the same team across every residence, from the two bedroom to the six bedroom penthouse. The specification does not change with the price of the plan.

The two bedroom starts at AED 15M. Indicative, subject to availability. It is purchased on the same terms as every other residence: 60% across construction milestones, 40% on completion, with the 4% DLD fee payable at reservation and funds held in a DLD-registered escrow account.
