Three bedroom residences at Amáli Residences run from 3,470 to 6,300 sqft. That spread is unusually wide, and it is the first thing a buyer should understand about this part of the collection: the smallest three bedroom and the largest are not variations on a plan, they are different homes with the same bedroom count. Prices begin at AED 20M. Indicative, subject to availability.

At the lower end, around 3,470 sqft, the plan is a generous apartment with clearly separated sleeping and living sides and a terrace with its own pool. At the upper end, approaching 6,300 sqft, it becomes something closer to a single-level house — reception space that can be divided, a service side that is genuinely separate, and outdoor space that supports more than one activity at a time.

Because the range is so broad, the useful question here is not "how big is a three bedroom" but "which three bedroom". That is answered by the floor plates, which are issued with the price guide, and by current availability on the stacks and levels released at the time of asking.

The pool

Private water, on every one of them

Every residence in the two towers has its own private pool, and in the three bedroom band that feature does the most work. This is the size of home where a family is likely to live full time rather than seasonally, and where the difference between a shared pool five floors down and a pool outside the living room is the difference between an amenity and a habit.

Structurally it explains a good deal about how the towers are built. Water on every terrace, across 48 residential floors, is a loading and drainage problem before it is a lifestyle feature, and it is the reason the terraces are as deep as they are. AE7 engineered the building around it; Killa Design shaped the massing so that those terraces step rather than stack flat.

The landscape treatment on the terraces, and on the podium levels below, is by Square M. Interiors throughout are by HBA. The same four studios worked on the two bedroom and on the penthouse; nothing about the specification is reserved for the larger plans.

A family plan on a central address

The three bedroom is the family plan of the collection, and its case rests as much on where it is as on what it is. The towers stand on the Dubai Water Canal in Al Wasl, roughly eight minutes from Burj Khalifa, with sea, city and canal frontage. For a household with school runs and a working week in the city, that is a materially different proposition from a villa community on the edge of town.

The building is organised to support that. The Social at Level 6 takes the daytime and the children — family pools, playroom, padel court — close enough to the ground to be used without ceremony. The Club at Level 23 takes hosting and working. The Retreat at Level 35 takes recovery and quiet. The effect on a three bedroom plan is that the home is not asked to do everything. It does not need a home gym, a second reception for entertaining, or a study that doubles as a guest room. The building carries those functions, which is precisely why a 3,470 sqft apartment here lives larger than its floor area.

Running through the amenity programme is the Six Senses of Longevity, built on four pillars — the Renewal Atelier, Circadian Harmony, Vital Environment and Cultivated Nourishment. Inside a three bedroom, this is most noticeable in the least dramatic places: how the glazing handles late afternoon sun on a west-facing terrace, how the air is handled in bedrooms, how much of the plan is within reach of daylight. These are the parts of a home a family notices in year three rather than on the viewing.

The purchase runs on the development's single structure: 60% across construction milestones, 40% on completion, the 4% DLD fee at reservation, and funds held in a DLD-registered escrow account under Dubai's off-plan regulations.
