The penthouse at Amáli Residences has six bedrooms and 20,965 sqft, at AED 200M. Indicative, subject to availability. It is the largest single residence in the two towers by a wide margin — roughly three times the floor area of the largest five bedroom — and there is one of it.
Numbers at this scale stop being descriptive, so it helps to convert them. 20,965 sqft is more than a third of an acre of interior and terrace, on a canal-front site eight minutes from Burj Khalifa. It is enough to hold six bedroom suites, full entertaining and reception space, a service side that operates entirely out of sight, and outdoor space measured in rooms rather than in metres of balcony.
Like every other residence in the building, it has its own private pool. Unlike every other residence, it sits at the top of a 48-floor tower, which means its outlook is not competing with anything above it — canal, city and sea, uninterrupted, from a single home.
The design

The plan the towers were shaped around
A penthouse of this size is not a large apartment placed at the top. The massing has to make room for it: the terraces have to widen, the structure has to carry a different load, the cores have to arrive in the right place. Killa Design's stepped composition for the two towers is what produces a crown of this scale, and AE7's engineering is what allows water, planting and long uninterrupted spans to sit at that height.
HBA carried the interiors throughout the development, and at 20,965 sqft the interior brief is essentially the brief for a private house: sequence, arrival, how a guest moves from the lift to a dining room, where the plan turns private, how a room of that volume is kept in proportion. Square M's landscape reaches up to the terraces here as it does on the podium levels.
The same four studios produced the five bedroom residences and the two bedroom residences. What changes at the top of the building is the plan, and the amount of sky around it.
The position

The top of the canal, and nothing above it
The towers stand on the Dubai Water Canal in Al Wasl, with sea, city and canal frontage, roughly eight minutes from Burj Khalifa. From the top of 48 residential floors, those three aspects resolve into a single continuous outlook rather than three separate views.
Al Wasl is central and low-rise, and canal-front land within it is close to exhausted — which is the structural reason a position like this cannot simply be repeated further along the water. Scarcity here is not a sales argument, it is a planning fact.
Below the penthouse the building's shared life is arranged across three podium levels: The Social at Level 6, The Club at Level 23 and The Retreat at Level 35, more than 54,000 sqft and more than thirty curated experiences. The amenities page describes the role each level plays.
Wellness

Longevity, at the top of the building
The Six Senses of Longevity — Renewal Atelier, Circadian Harmony, Vital Environment, Cultivated Nourishment — runs through the amenity programme and treats light, air and calm as specification rather than decoration. It is explained on the wellness page.
At the top of a tower, most of those conditions arrive for free: the light is longer, the air is cleaner of street noise, and the horizon is uninterrupted. The work at this level is in the interior — how daylight is managed across a very deep plan, and how a home of 20,965 sqft avoids being loud.

The penthouse is AED 200M for 20,965 sqft. Indicative, subject to availability. It is acquired on the same terms as the rest of the collection: 60% across construction milestones, 40% on completion, the 4% DLD fee payable at reservation and funds held in a DLD-registered escrow account.
