Floor Plans and Floor Plates

The table above is the shape of the collection: two bedroom residences from AED 15M, three bedrooms of 3,470 to 6,300 sqft from AED 20M, four bedrooms of 4,800 to 7,800 sqft from AED 27M, five bedrooms from 7,221 sqft and AED 42.7M, a six bedroom penthouse of 20,965 sqft at AED 200M, and villas of 6,950 sqft at approximately AED 5,500 per sqft. What it cannot tell you is which plan you would actually be buying. Within the three bedroom band alone there is a spread of 2,830 sqft, which is more than the entire area of a typical family apartment. Two homes with the same bedroom count at opposite ends of that band are different propositions, and the difference lives in the floor plate rather than in the label.

A floor plate answers the questions a size range cannot: where the terrace sits and how deep it is, where the pool is placed relative to the living space, whether the service side is genuinely separate, how the bedrooms are distributed, and what each room actually faces. Those are the things that decide between two residences of identical area.

Across two towers and 48 residential floors, the same nominal plan behaves differently depending on three things. The stack determines the plan's geometry and which aspects it holds. The level determines the outlook and how much of the canal, the city and the sea is in view. The orientation determines the light — and in Dubai, which elevations carry the afternoon sun matters as much as the view does.

Every residence has a private pool, and the way the pool sits within the terrace changes between stacks. On some plans it runs along the living space; on others it turns a corner and shields a bedroom elevation. This is a detail invisible in a size range and immediately obvious on a plate.

Full floor plates and current availability are not published on this site, and that is deliberate rather than coy. Availability at this level of the market moves between releases, and a plate published today would be matched against a residence that is no longer available tomorrow.
