Five bedroom residences at Amáli Residences begin at 7,221 sqft and at AED 42.7M. Indicative, subject to availability. This is the largest of the apartment plans in the two towers, short of the penthouse, and at this size the vocabulary of apartment living stops being useful. A plan of 7,221 sqft on one level has more floor area than most detached houses, arranged without stairs and with the whole of it looking outward.

What that buys, principally, is separation. Five bedrooms means a principal suite that occupies its own wing, guest rooms that can be closed off entirely, and a service side that functions without ever appearing in the reception. It also means the home can hold three generations at once, which at this level of the market is very often the reason it is bought.

Like every other residence across the 48 residential floors, a five bedroom has its own private pool. At this size the terrace is not an adjunct to the plan; it is a substantial outdoor room with water in it, and it is usually the single feature that decides between one stack and another.

A house with no staircase and no boundary wall

The particular pleasure of a very large lateral home is that nothing is upstairs. Everything is reachable on one floor, which changes how a household of this size actually functions — no service lift logic, no rooms that fall out of use because they are two flights away, no separation imposed by architecture rather than by choice.

The design problem it creates is depth. A plan this large risks having a dark middle, and the answer at Amáli Residences is the stepped massing Killa Design gave the towers, which delivers terrace and glazing on more than one aspect. HBA's interiors are then working with light from several directions rather than one, which is what allows a plan of this size to feel composed rather than corridor-driven.

Landscape, on the terraces as on the podiums, is by Square M; engineering is by AE7. The same team produced the four bedroom residences below and the villas at 6,950 sqft.

The building

What a very large home still borrows

It is fair to ask what a 7,221 sqft residence needs from a building. The answer is the things a private home does badly: a spa that is staffed, a padel court that is maintained, dining rooms that can be booked rather than cleared, a gym that is not a converted bedroom. Canal, city and sea from one floor

The two towers stand on the Dubai Water Canal in Al Wasl, roughly eight minutes from Burj Khalifa, with sea, city and canal frontage. A five bedroom, spanning a large part of its floor, is the plan most likely to hold more than one of those aspects at once — which is the argument for buying at this size here rather than buying land further out.

Al Wasl is central, established and low-rise, and canal-front sites within it are close to exhausted. That scarcity is the quiet part of the case for a residence at AED 42.7M and above.

The structure is the same across the development: 60% across construction milestones, 40% on completion, a 4% DLD fee payable at reservation, and funds held in a DLD-registered escrow account.
